One year in: Kurt's move from operator to investor

After selling the Vermont apartment portfolio he ran for two decades, Kurt now invests alongside experienced operators, starting with a mobile home park and a land deal that has already completed its full cycle.

Figures are approximate.

In 2025 Kurt sold the 31-unit Vermont apartment portfolio he had owned and operated for 21 years. Today he puts that capital to work alongside experienced operators instead of running buildings himself, and the first year is in the books.

The first year

His first two investments were a mobile home park acquisition and a land-flipping opportunity, both led by operators with strong reputations and established track records. Both have continued to perform. The land investment has already completed a full cycle. Since then he has invested in more deals with that operator and joined a second mobile home park acquisition. As Kurt puts it, “I bet on the right jockeys.”

Why he stepped back from operating

For most of those 21 years, Kurt and his wife did nearly everything themselves: repairs, tenants, bookkeeping, and the occasional late-night call about frozen pipes in a Vermont winter. The portfolio built real equity, but it also built a second job. Selling was a decision about time, not about leaving real estate.

How he invests now

Kurt looks for operators who have already shown they can execute, investments backed by tangible collateral, and structures that make clear how capital is deployed and repaid. Capital preservation and cash flow come first.

“I’m not looking for a home run on every investment. Singles and doubles are just fine.”

Having owned and run buildings himself, he knows what an operator’s numbers should look like, and which questions to ask when they do not. It is the perspective he brings to investor relations at StratumVest.
